Chris Schmiesing, community and economic development director for the city of Piqua, identified the Sherry Development Co. and Ferguson Construction as the forces behind the project.
“Spec” construction projects raise buildings before a user or tenant has been lined up. If a user is not immediately found, construction and maintenance costs are absorbed.
“The buildings are spec and the Sherry Industrial Park is zoned for industrial uses,” Schmiesing told the Dayton Daily News. “Terrific location just 0.5 miles to I-75 via four-lane access on (County Road) 25A. We are excited to have the additional new building inventory available to prospects.”
No prospects have been identified just yet, he said. “It’s a speculative build that will open opportunities for local businesses to expand or new businesses to locate in Piqua.”
Mike Sherry, grandson of Paul Sherry, said the buildings could house a variety of possible uses. “But it’s probably pushing toward warehousing and/or manufacturing,” he said.
Construction of the new buildings should be completed April 1. Also in the park: A new road, Homer Drive, is being built, which should open up about 30 acres of potential industrial land, Sherry said.
The park is home to Miami Valley Steel, Allied Coating, Atlantis Sportswear, AM Leonard Tool & Supply and others.
Miami County building permits for two Fox Drive buildings were issued Nov. 23. The estimated value for the project is put at $1,751,390, according to county records.
The industrial park is also home to a 40,000-square-foot warehouse building at 220 Fox Drive, which the industrial park lists on its Facebook page as “available immediately.” A Loopnet listing for that building says it is located on 2.6 acres, with a break room, 4 private offices and reception area.
The Sherry family was the family behind Paul Sherry RV, recently branded as Camping World in Piqua. In November, Camping World Holdings, Inc. announced an agreement to acquire the Sherry RV business. The family is no longer involved with that business, Mike Sherry said.
The family also owns Sherry Chrysler Dodge Jeep & Ram in Piqua.
